What does it mean when a Jumbo program is Non-QM or Alt Doc?
Simply put, Alt Doc means “alternative” documentation or documents that are different from traditional qualifying proof of income. When using the term Non-QM, it generally means to non-traditionally qualify for a mortgage. So, both Alt Doc and Non-QM are used frequently to refer to similar, alternative, ways to get a loan approved.
